- 전원주택 선택속성을 이용한 주거만족 및 지속적 거주의향에 관한 연구 -
전원주택 선택에 따른 주거만족은 경제성장과 함께 삶의 질을 선호하는 주거선택의 다양성에 기인하고 있다. 본 연구에서는 노후의 여유로운 삶의 추구, 코로나팬데믹으로 인한 재택증가 등 사회가 다변화되면서 새로운 주거 선택지로 떠오르는 전원주택의 주거 만족과 지속적 거주의향에 관해 거주자의 설문을 통해 주거만족에 영향관계를 분석하고 향후 주거형식의 정착을 위한 제언을 주고자 실증분석을 진행하였다. 분석결과 전원주택에서의 주거만족에 정(+)의 영향을 주는 요인은 물리적특성, 환경특 성, 입지특성, 경제특성으로 나타나며 이중 주거만족에 가장 영향성이 큰 요인은 도심과 의 거리 등 입지특성으로 분석되었다. 지속적 거주의향에 정(+)의 영향을 주는 요인은 물리적특성, 환경특성, 입지특성, 경 제특성으로 나타나며 입지특성은 가장 중요한 지속적 거주의향에 영향을 주고 있다. 경 제특성 또한 영향이 매우 큰 것으로 나타나 전원주택선택을 통한 주거만족과 지속적 거 주의향은 생활의 편리성과 자금조달 등 현실적인 구매에 대한 경제적인 요인으로 귀결 된다. 전원주택의 주거만족이 높아질수록 지속적 거주의향은 높아짐에 따라 이들의 관계성 은 매우 높은 것으로 볼 수 있다. 전원주택 선택에서 가장 중요한 것은 도심의 인프라를 영위하면서 도심의 폐쇄적인 양 적성장이 아닌 삶의 질적인 면을 고려하는 것이 가장 중요하며, 새로운 전원주택지 개발 에 있어서도 이러한 주거특성을 반영해야 할 것으로 판단된다.
A Study on Residential Satisfaction and Continuous Residence Intention Using Country House Selection Attributes
Housing satisfaction with rural housing choices is due to the diversity of housing choices that favor quality of life along with economic growth. In this study, we conducted an empirical analysis to analyze the relationship affecting housing satisfaction through a survey of residents on the residential satisfaction and the continued direction of residence in rural housing that is emerging as a new housing option as society diversifies such as the pursuit of a leisurely life in old age and the increase in housing due to the coronavirus pandemic, and to give suggestions for the settlement of the housing type in the future. As a result of the analysis, the factors that affect the residential satisfaction and the continuous residence orientation in rural housing are shown to be physical characteristics, environmental characteristics, location characteristics, and economic characteristics, and the higher the housing satisfaction, the higher the direction of continuous residence.
