Recently, with the preference for profitable real estate and the emphasis on operating income during ownership period, the need for efficient maintenance of buildings has been raised, and the reduction of labor cost which accounts for a large portion in terms of economic efficiency, has become an important issue. In this study, the effect of the total floor area of office buildings over a certain size located in Seoul on the number of management personnel was analyzed through simple linear regression analysis, and the research results are as follows. First, a positive relationship was confirmed between the total floor area of the buildings and the number of management personnel, and it was possible to determine the extent of the difference between the average number of management personnel based on the regression coefficient and the existing average number of management personnel by size of the total building floor area. Second, it was possible to confirm the deviation in the management area per person in each management work field by comparing the difference between the maximum and average values or the maximum and minimum values of the management area per person according to the total floor area of the buildings. The results of this study are significant in that they suggest implications for the efficient management of buildings and the appropriate operation of management personnel to reduce labor costs, which are the biggest issues in terms of economic feasibility.
